Best New Construction Neighborhoods in South Lexington, SC

Brandon Garon • October 17, 2026

A lot of buyers reach out to our team and tell us they want to live in Lexington, South Carolina. What they don't always realize is just how many different directions a Lexington home search can take them. Some neighborhoods sit twenty minutes apart but share the same zip code. Some offer lazy rivers and resort-style pools while others skip amenities entirely to keep prices down. And honestly, the location relative to your day-to-day life matters more than just whether a neighborhood looks good on camera.

Today we're touring one of the most overlooked parts of Lexington, the 290 zip code area in South Lexington, even though it's actually the zip code where our team has sold the most homes. Your money can go further than many of the other Lexington areas without all the trade-offs. For some buyers, the location ends up making a lot more sense than they initially expected. But here's what makes this tour a little more interesting: two of the neighborhoods our team has sold the most homes in are getting very close to selling out. We're going to tour those before they sell out, including a home tour in one of them, and I'll show you what other new construction options still exist over here.

We'll cover six neighborhoods across two main corridors, the Southlake Corridor and the Longs Pond Corridor, plus a look at what's coming soon. By the end of this, you should know who this side of Lexington may actually make sense for and which final opportunities you don't want to miss.

South Lexington: The 290 Zip Code Most Buyers Skip

The South Lexington area can mean a whole lot of things, but mainly what people reference is that 290 zip code. That zip code covers 80 square miles. I think that's something really important to understand because the reality is two neighborhoods we tour today could be 20 minutes apart, so they're going to feel very different. And that's where we tell people it's less about "I love this neighborhood" and more about "where does this neighborhood actually sit relative to your day-to-day life?"

We're covering two main corridors today. The first is the Southlake Corridor, which sits closer to the main South Lexington shopping hub. The second is the Longs Pond Corridor, which offers easier access to the interstate and downtown Lexington. Both corridors give you access to nearby shopping, Lowe's, Walmart, Starbucks, banks, urgent cares, Chick-fil-A, Publix, Planet Fitness, and the brand new LongHorn Steakhouse. You're about 15 minutes from downtown Lexington and 30 minutes to downtown Columbia.

Here's the thing: this is rural South Carolina. You may pass mobile homes, broken down cars, or farms with cows still roaming out there. It's just Southern living, not like the magazine paints it, but real Southern living out here. And look, a lot of people think buyers are just coming here because it's cheaper. But we get a lot of clients who actually tour the other side of Lexington and say, "This is a little bit busier than I expected. I wanted something a little bit slower paced when I was coming here." In this neighborhood, you can drive almost 15 miles on Highway 6 and pass only one stoplight. That tells me something about what people are actually looking for.

School zoning majorly shapes pricing out here. The neighborhoods we're touring today range from the mid-$200Ks to over $400K depending on the builder, the floor plan, and which school district you're zoned for. There's still plenty of land to develop in South Lexington, but two of the top-selling neighborhoods are close to selling out. So if you've been waiting, this might be your last chance to get into these communities.

Southlake Corridor Neighborhood: Two Builders, Two Timelines

One of the first things our clients loved about this neighborhood was there are actually two different builders out here. What that allowed is depending on your time and depending on your budget, you had options. You had the first builder in here that was kind of more of that true production move-in-ready style. They build the homes, you come, is this a floor plan you like? Boom, perfect. The other kind of does a mix of both. Yes, they're going to build those spec houses, so they have some move-in-ready houses here, but you also have the option to come pick your lot, pick your floor plan, pick your design options.

If you're like, "Hey, I need something quick, I need something more budget friendly," boom, you go this direction. "Hey Brandon, I got the time, I want a little bit more upgrades," boom, you go this direction. That flexibility was a big thing for our clients because not every buyer is on the same timeline or has the same budget.

The other thing that separates this neighborhood from the next one we'll tour is the amenity center. It's not always the case that a new construction neighborhood is going to have an amenity center. There are clients that don't care for amenities and don't want to pay for them, and we'll talk about those neighborhoods in just a minute. But this one has a sizable pool with a shallow end and a deep end, a splash pad for the kids, a cabana with tables and chairs and a bathroom, and a playground. That's what a lot of our clients like, because typically when you start to push to these more rural areas, it becomes harder and harder to find amenities. What we're seeing with a lot of clients relocating to the area, especially if you got kids, is they want that community pool and the playground.

This neighborhood sits in a convenient spot in the Southlake Corridor. You're close to the main shopping complex down the road, but you're also not too far from downtown Lexington or the interstate. It's kind of splitting the difference. At the time of recording, this neighborhood is starting around $300,000 and moving into the high $300s depending on the home and the upgrades. The builder with the more upgrade options is saying they are down to their final opportunities. That builder was also recently acquired by another company, so I don't have enough information yet to tell you whether they're truly wrapping up construction here or we could eventually see a change in the product under the new builder.

Southlake Corridor Neighborhood: No Amenities, Lower HOA

Literally just across the street from that last neighborhood, you'll find this one. And look, here's the reality: we've had people buy in this neighborhood because just as many of you are like, "Hey Brandon, I want the community pool and all that," we have just as many like, "I don't care about that." This neighborhood here does not have the amenity package. It has an HOA, but no community pool or amenities.

This builder actually recently switched. Not too long ago it was like, "Here's this floor plan, we're building it, do you like it?" But they did just recently bring back the option in some of their neighborhoods where you can come pick your lot, pick your floor plan, and pick your design options. Now this builder, different from the last one where you go to the design center and they have a ton of options, this one is more packaged. We got Package A, B, C. Again, tons of nuances with all the builders. Either way, not a ton of opportunities left still in this neighborhood.

One of the things people liked is its proximity. There's a major shopping complex down this direction that I'm going to talk about in a little bit. Right here, you're kind of splitting the difference because downtown Lexington is not too far up the road from here, as well as the interstate. So it's kind of a convenient location that, hey, if I want to go to downtown Lexington or if I want to go to the shopping corridor over here in South Lexington, I have that choice.

At the time of recording, this neighborhood is starting around $275,000 and going up to roughly $350,000. They are also getting down to their final opportunity, so if that one did catch your attention, I probably wouldn't assume there's going to be a lot more inventory coming behind what you saw today.

Southlake Corridor Neighborhood: Bigger Lots, Budget-Friendly Pricing

This neighborhood here is actually being built by the exact same builder as the last one. What we found is the clients that are attracted to this neighborhood are the ones that are like, "Hey Brandon, I'm not searching based on whatever online says is the top-rated school areas. For me, the priority is that budget, maybe a little bit more lot spacing, but still not giving up, I don't want to give up all those conveniences." And that's what this neighborhood does.

We're not too far from that last neighborhood. Truth be told, we're only a couple of minutes from the very last neighborhood that we're going to tour. You still have access to all those conveniences, but just that couple-minute shift and the school zoning changes the pricing. School zoning majorly shapes pricing out here. As you can see, the lot spacing is a little bit bigger out here. I know that's something that a lot of people are asking for, is that lot spacing.

In the same accord, there aren't any amenities out here as well. But if you are one of those that say, "Hey Brandon, I don't care about the top-rated online school areas, I do want my money to stretch further, but I am one that wants amenities," you'll want to stick around because I'm going to be talking about a neighborhood coming soon that might be exactly what you're looking for.

At the time of recording, this neighborhood is starting around $275,000 and moving into the mid-$300s. Again, same builder as the previous neighborhood, just a different location with bigger lot spacing and a different school zone.

Longs Pond Corridor Neighborhood: Interstate Access and New Phase Release

Now we shift corridors. I'm going to call this the Longs Pond Corridor, and there are differences between the two. This location alone tends to be one of the things that attract people to it, not the only thing. Let's talk about the corridor differences, because some people prefer this side.

On this side, truth be told, you're a little bit further from that main shopping corridor on that Southlake side. But in the same accord, you are the same distance to some of the Lexington shopping. And some people prefer that, especially because there's a lot of growth happening on that Lexington core shopping side with a brand new Target coming, Academy Sports, and so much more. So you're going to have easier access to some more opportunities as well as downtown Lexington. As well, one of the other benefits we've had clients find is the proximity to the interstate. It is just on the other side of this neighborhood.

Now, just being 100% transparent, this interchange right here can back up pretty bad. Don't get me wrong, some of the other ones can too, but this has always been rated as one of the worst ones in the area. So something to keep in mind when you're exploring the area.

This neighborhood is going to be much smaller than that last neighborhood we toured. Some people are like, "That's fine, I prefer a more tight-knit, smaller neighborhood," where other people are like, "I want that larger neighborhood feel." So that to me is kind of one of the differences, as well as its location is a little bit different. This is the same builder as the top-selling neighborhood we're about to tour, so they have a lot of the same floor plans out here. They also have the amenities up in the front because you do have the pool over here as well with that cabana. And then you have the playground over there and they actually in this one added the little hammock swings and an outdoor fire pit.

I just got the text earlier this week from making this blog, the new phase is officially released. We've already had clients exploring opportunities in this new phase. One more thing we're having clients like about this new phase out here versus the last one is, as I said, the interstate is just on the other side of this neighborhood. In that first phase, for a lot of it, you could honestly see the interstate from some of the houses, and then certain parts of it you could hear it, where this side you have a lot more of a tree buffer until you get to the last 25% of this neighborhood. When we were walking around the other day with clients, just being right over there with much more trees, it was way quieter. So again, if that's something that's important to you, getting earlier into this phase is probably going to prevent you from hearing some of that noise from the interstate.

At the time of recording, this neighborhood currently has one of the biggest selections of floor plans that we're seeing because you have the new phase that just released plus the remaining inventory from the previous phase. So there's a wide range of options depending on the size and style of your home, and honestly the budget as well.

Top-Selling Neighborhood: The One I Wanted to Buy In

This is one of the first neighborhoods we're touring that's about to sell out. As you can see, all the lots remaining already have started construction on them. And this is the neighborhood I'm probably going to miss the most personally. This neighborhood had so many of our clients fall in love with, and myself included. We don't live in this neighborhood, but when we first moved to the area, I had seen this neighborhood and I absolutely fell in love with it. But me coming from LA, I was working as an EMT and we weren't in a price point to afford to buy in this neighborhood. And so we ended up buying somewhere else.

There are so many reasons that myself and my clients have fallen in love with this neighborhood. We've already had clients say, "I don't care, I'm buying almost a year before I move here because they didn't want to miss out." So let's talk about what makes this neighborhood so special.

The amenity package itself was one big thing about this neighborhood because yes, you do have that community pool over here as well as you have that community playground as well as there's tons of grass fields and an athletic field. But more so is they actually have a true indoor clubhouse. Something that you can rent out and use, as well as they do a ton of community events. My wife and I, we got married in Hawaii, and we actually, when we flew home, we rented out the clubhouse at the neighborhood my parents lived in, and that's where we had our wedding reception. So the ability to be able to host events at the neighborhood was something unique to our area.

But what it was for me and so many other clients is this neighborhood just felt like what a neighborhood should look like. A lot of the neighborhoods, personally, this is just my opinion, it just felt like they just cut down trees and throw some houses in there. Where this neighborhood was one of the few that it just felt like they were building a true neighborhood. And our clients tell us that all the time. "This is what a neighborhood feels like." You have the sidewalks in the neighborhood, you have that entrance that just feels more inviting.

The other big thing this neighborhood brought was a multitude of product lines. No matter what stage of life, you had options in here. They had the larger brick estate-style houses on the large lots. They had more of those move-up type houses, and then they had the more introductory houses, whether you were a first-time home buyer or you were downsizing. So you had options no matter what stage of life you were in this neighborhood. And it was all those things that combined that our clients fell in love with this neighborhood.

I tell people one of the main reasons, because the next neighborhood we go to is the one that we've actually sold more houses in, one of the main reasons that it wasn't this neighborhood is this neighborhood always sold out fast. And in those first phases, it would sell out and it would be a phase gap before that next phase would even come. We had clients come to town and say, "Brandon, this is the neighborhood." And I go, "It's going to be 8 months before they have a house." And some of them did buy over in that next neighborhood we're going to tour.

At the time of recording, this neighborhood is currently ranging from roughly $310,000 to $425,000. I can tell you in the resale world, this is the one thing that's beneficial about this neighborhood: well, yes, this may sell out before you can get here, we show a ton of resales in this neighborhood. And so even when this sells out, I still think this is going to be one of the hot neighborhoods in the resale world.

Most Homes Sold by Team: Lazy River and Final Phase

This is the neighborhood where our team has sold the most homes in the entire 290 zip code. And honestly, the reality is a lot of these builders, as they push further into these rural areas, and we've seen this in the further south Lexington areas, they drop these neighborhoods and you're lucky if you get a pool in there. This builder came, and when they dropped this neighborhood in here, they built this massive amenity center.

You have the community pool over here, the giant cabana where they got a covered area. And as well, it has one of the only 2 lazy rivers in the entire area. Pretty crazy, right? You also have a dog park. You have the playground over here, green space. This neighborhood, I have some friends that are in here, and we've come down and visited, and they got food trucks out here sometimes. They're doing events over here. So it really is that neighborhood that I know when people are looking, "Hey, I want my money to stretch further but I don't want to give up that neighborhood feel with the amenities," you still get that.

The other big thing that we've seen is in the new phase. I sold a ton of homes in that first phase when it first released, but after a while people said, "Hey, it kind of feels like a big city because you had all these grid streets." Where this new section down here is kind of tucked in the trees. So you had a lot of houses that backed up to trees and it just feels a little bit more private down there. But you still get that same connection to the amenity center up here. So I know that's something that a lot of people are attracted to in this final phase down there.

Let's talk about the area because that's the other big thing that a lot of people overlook in this area. People just think, "Hey, we're coming out here because it's a little bit more affordable." But here's the reality: we got a lot of clients that actually tour the other side of Lexington and they're like, "This is a little bit busier than I expected. I wanted something a little bit slower paced when I was coming here." When we moved here, that was our goal as well. I can tell you the neighborhood I grew up in, you could drive a mile and a half and pass 6 different stoplights on that same road. Where in the same accord, in this neighborhood, if you make a right outside this neighborhood at that light and you take Highway 6, you can go almost 15 miles and pass one stoplight.

I know that's what some people are looking for, but the benefit of it is you don't have to entirely give up the convenience to get that. And that's one of the things that we liked, because just around the corner you got the Lowe's Home Improvement, you got the Walmart over there. You got Starbucks, you got the banks, you got the urgent cares, you got the Chick-fil-A, the Publix, the Planet Fitness, a LongHorn Steakhouse. Everything that you could really need on a regular basis right here. And truth be told, you're only 15 minutes from downtown Lexington if you want to go to O'Hara's or Barrio to grab dinner or grab some coffee. And then of course, 30 minutes to downtown Columbia.

Dual Owner Suite Floor Plan

The home we toured in this neighborhood is one of their larger homes that they're selling right now. And it's got a super cool feature that a couple years ago a ton of our clients were asking for. There are different ways that you can find this floor plan, but this one has that unique feature.

Right off the front you have the guest bath, because as you'll see, it's a dual owner suite floor plan. So this is where your guests are going to be because obviously that bedroom back there is going to have exclusive access to the downstairs owner's suite. You've got a dining room up front and then it's kind of cool the way they set this up because it's similar, it's kind of mixing the galley type kitchen with that open concept. Even though it's that galley style, it still opens up to the living space. What it does is it still gives you a ton of counter space because obviously some of the open concept floor plans, what you're seeing is you lose all this and you don't have as much counter space. That's what a lot of clients are telling us.

You got this big living space over here. You got tons of storage. You got your laundry space right off the garage. The downstairs owner's suite has different options within this floor plan. They have the freestanding shower with the tile in there and the seat. Now there is an option here where you can do the tub shower, that kind of thing. But because they did it this way in just the shower, we've seen a lot of clients that are like, "Hey, I don't take baths, I don't need to take up that space." You got linen closet over here and a linen closet over here. So tons of storage. You got the dual vanities over here, you got the private toilet, and then the walk-in closet.

Upstairs you got a loft space, a bonus space for the kids. Then you got 2 bedrooms over here that are going to share this bathroom right here. So you got that dual vanity, tub shower over here. Good-sized rooms. Big rooms and you still got the big size closet.

But this is the part that I was talking about that a couple years ago a ton of our clients were asking about. It is actually a full other owner suite as well. So this is a dual owner suite floor plan. Couple years back, we had a ton of clients where families were moving in together. "Hey, my parents are moving in with me" or "My kids are coming back from college." And people were looking for in-law suites, but they didn't want to pay for like a true separate in-law suite because the premium out here is crazy when you find an actual additional dwelling on it. So people were asking for dual owner suites and it was hard to find. So that's why this floor plan was one of the ones that, "Hey, how can we make this work?"

You got an owner's suite up here with dual vanities. Here's that tub shower combination I was talking about. Still good size shower, got the walk-in closet over here, sizable. And then you got the private bathroom. It's not like you're trading off. So again, this is what's beneficial for those buyers who, again, they got the family moving in with them. "My kids are back from college, they got nowhere to stay, I want them to have their own space." They can have their totally different living space. Something that was very asked about for years in the past. And now we're seeing developers actually bring that.

What I tell people it works is in the resale world, because having a true in-law suite is pretty unique, but having an extra owner's suite, a lot of people can use that.

At the time of recording, the home we toured is currently listed at $335,000. But this isn't live, so it may be sold out by now too. In the neighborhood, they got 20 homes left, and pricing is currently ranging from roughly $275,000 to $335,000.

Which South Lexington Neighborhood Is Right for You?

Look, I know we covered a lot today. Six neighborhoods across two corridors, plus what's coming soon. So let me break down who each of these areas tends to make the most sense for based on what our clients tell us.

Choose the Southlake Corridor neighborhoods if you want to be closer to the main South Lexington shopping hub and you're willing to trade a little bit of interstate access for that convenience. The first neighborhood with two builders works if you need flexibility on timeline and budget, one builder for move-in-ready, one for more customization. The second neighborhood across the street works if you don't care about amenities and want to keep your HOA lower. The third neighborhood further south works if you want bigger lot spacing and you're not prioritizing top-rated online school areas.

Choose the Longs Pond Corridor neighborhoods if you want easier access to the interstate and downtown Lexington, plus you're excited about the growth happening on the Lexington core shopping side with the new Target and Academy Sports coming. The first neighborhood in this corridor works if you want a smaller, more tight-knit neighborhood feel and you're okay with some interstate noise depending on which phase you're in. Just being 100% transparent, that interchange can back up pretty bad, so factor that into your commute planning.

Choose the top-selling neighborhood if you want that true neighborhood feel with sidewalks, an inviting entrance, and a multitude of product lines for different life stages. This one always sold out fast with phase gaps, so if you can't get in before it sells out, know that we show a ton of resales in this neighborhood. It's going to stay hot in the resale world.

Choose the neighborhood where our team sold the most homes if you want your money to stretch further but you don't want to give up that neighborhood feel with amenities. The lazy river is one of only 2 in the entire area. The new phase tucked in the trees feels more private than the first phase, but you still get that same connection to the amenity center. And honestly, the pricing range is a big part of why we ended up helping so many buyers in this particular neighborhood, it gave buyers a wider range of entry points than some of the surrounding communities while still giving them that newer neighborhood feel.

School zoning majorly shapes pricing across all South Lexington neighborhoods. The neighborhoods closer to Lexington One School District core areas tend to run higher, while the neighborhoods zoned for other schools tend to offer more budget-friendly pricing. If you're not searching based on whatever online says is the top-rated school areas, your money is going to stretch a lot further out here.

Amenity packages vary widely. Some neighborhoods have pools, lazy rivers, clubhouses. Others have no amenities but lower HOA. Figure out what you actually use before you pay for it.

Conclusion

South Lexington offers a chance to get more for your money without giving up everyday conveniences. With six neighborhoods across the Southlake and Longs Pond corridors, you can compare new homes ranging from the mid-$200Ks to over $400K, with options for different budgets, lot sizes, and amenities.

Some communities are nearly sold out, but new neighborhoods are also on the way. Whether you're looking for resort-style amenities, larger lots, or a quieter lifestyle close to shopping, the right fit depends on your priorities.

What is the price range for new construction homes in South Lexington?

At the time of recording, new construction homes in South Lexington range from roughly $275,000 to over $425,000 depending on the neighborhood, the builder, the floor plan, and which school district you're zoned for. The neighborhoods with no amenities and different school zoning tend to start in the mid-$200Ks, while the neighborhoods with full amenity packages and Lexington One School District zoning tend to run into the high $300s and low $400s. Some neighborhoods are down to their final opportunities, so inventory and pricing can shift quickly.

What is a dual owner suite floor plan and who is it good for?

A dual owner suite floor plan has two separate owner suites, one downstairs and one upstairs, each with its own bathroom, walk-in closet, and private toilet. A couple years ago a ton of our clients were asking for this because families were moving in together. "My parents are moving in with me" or "My kids are coming back from college." People were looking for in-law suites but didn't want to pay for a true separate in-law suite because the premium is crazy. This floor plan works for multigenerational living, adult children moving back home, or anyone who wants separate living spaces under one roof. It also works well in the resale world because a lot of people can use an extra owner's suite.
